A rental compliance certificate is an official document that confirms your property meets all the safety and habitability standards required under the Residential Tenancies Regulations 2021. This includes smoke alarms, electrical safety (RCDs), gas appliances, window locks, mould-free conditions, and general structural safety. Without this certificate, you cannot legally advertise your property for lease in Victoria.
A typical inspection takes about 45 minutes for a standard 2-3 bedroom property. Larger homes or those with pools/spas may take up to 90 minutes. Our inspectors work efficiently while being thorough — we check everything once so you don't need repeat visits.
Don't panic! Our inspector will give you a detailed report explaining exactly what needs to be fixed and how to fix it. Most issues are minor — things like replacing a smoke alarm battery or adjusting a window lock. Once you've made the repairs, we'll come back within 7 days for a free re-inspection to verify everything and issue your certificate. We can also recommend trusted tradespeople if needed.
No, you don't need to be there. If your property has a current tenant, we can coordinate directly with them (with your permission). If it's vacant, you can arrange key access via a lockbox, agent, or give us entry instructions. We'll send you a confirmation when we arrive and when we're done.
Your compliance certificate is valid for 2 years from the date of issue. We'll send you a reminder email 30 days before it expires so you can book your renewal inspection. Renewal inspections are quicker and may qualify for a discounted rate if nothing major has changed.

Absolutely! Most of our inspections are conducted while tenants are in residence. Our inspectors are professional and respectful of the tenant's space. We recommend giving your tenant at least 24 hours notice (as required by law for entry) and we can coordinate timing directly with them if you provide their contact details.
